Spring is near!

We are finally out of the longest month of the year, and coming to the end of February, which means Spring is closer than we think.

Spring/Summer is always our busiest time of year. The days stretch longer, allowing for more viewing opportunities into the evening before the sun sets. Gardens are beautifully manicured and colourful plants are in bloom. A perfect time to showcase your home in all it's glory.

The only problem with this, is that every seller has a similar mindset around this time of year, and waits until the Spring/Summer to put their long awaited property on the market. This would be great, if they only had to compete with one or two others. But when everyone has the same idea, the market becomes more saturated with homes, demand dips, and so do prices.

February and early March is a good time to get ahead of the rush, put your property out there before it gets lost among the flurry of listings that come with Summer time. While we had much less properties on the market in January, prices were at an all time high because the options for buyers were so limited. They were determined to buy what we had on the market, and were willing to compete at a high level against other determined buyers.

This resulted in house sales being agreed well above market value, and some incredibly satisfied home sellers.
