5 Tips to Get Ready for Selling a House

At this time of year most people’s thoughts are taken up with getting ready for the festive period and then planning for the new year ahead, which for some may involve placing their property on the market for sale or to rent.

For most homeowners it may have been a long time since they have previously sold a house or indeed it may be the first time that they have gone through the process and as with most things in life, there are constant changes with what was required in the past.

At Best Property Services we recognise the changing landscape and requirements and would see the next couple of months as a perfect opportunity to make sure your property is market ready.  

We’ve created a list of 5 tips for getting your home market ready to avoid potential delays during the sales process.

  1. REQUEST YOUR DEEDS

    Contact your solicitor and ask them to request your deeds from the bank or Building Society they are held this will require you to provide your mortgage account number.

  2. EXTENSIONS OR RENOVATIONS

    If there had been any recent extensions or renovations done to the property check that any required planning or Building Control certificates are in place.

  3. BUILDING CONTROL CERTIFICATES FOR WOOD BURNING STOVES

    Any wood burning stoves that have been installed after the previous purchase or build will likely require a Building Control Certificate.

  4. SEWAGE CERTIFICATION

    If your property is not on mains sewage ask your solicitor or indeed ourselves to check if there is a consent to discharge certificate in place. This is particularly relevant to rural properties and is essential not to delay a completion of sale

  5. GET YOUR BOILER SERVICED

    Check if an up to date service check has been carried on the gas or oil boiler within the property. 

These items are typical scenarios which can delay a sales process and in some instances may be actually put the sale at risk from concluding and as such it is prudent  to have these matters attended to in advance of going to the open market.
